The following polices comprise the terms and conditions applicable to bookings for 2026.

To make a reservation

For your convenience, we have online booking. This is available currently for the 2026 season

Our best rates including discounts for multiple nights, long stays Dinner Bed and Breakfast rates, and single occupancy rates are available exclusively to those who book directly through this site.

Please note, we have a separate policies for any group bookings which we define as any booking requiring five or more bedrooms. Please contact us for details and to discuss you requirements. 

Confirmation

To confirm a booking, a  deposit of £100 must be paid for each room. The deposit is the same irrespective of the length of your booking.

Your deposit  is normally refundable for cancellations more than four weeks before the start of the booking, less an administration charge of £10.  If the cancellation is within four weeks of your booking then the deposit is non-refundable.

We recommend that all guests consider travel insurance from a reputable broker. Some travel insurance policies now include insurance for COVID infections. If you want this cover, please tell your broker before purchase.

Cancellation Policy

2026 bookings are made on the following terms and conditions:

If you decide to cancel your reservation more than four weeks before the check-in date, we shall return your deposit less a £10 administration fee.

If you decide to cancel your reservation within four weeks of the check-in date, we shall retain your deposit.

For no-shows and cancellations on or the day before arrival, we also reserve the right to charge 100 per cent of the original booking unless we can re-let the room(s). We also reserve the right to charge 100 per cent of original booking for curtailments during stay.

Should it become necessary for us to cancel a booking we will contact you immediately. Your deposit will be refunded in full without deduction of the administration fee. For cancellations by us more than four weeks before the check-in date our liability will not extend beyond these conditions.

If the cancellation by us is within four weeks of the check-in date, and the costs of bed & breakfast which you are charged at an alternative local 3 star or equivalent hotel within a 30 mile distance from Eddrachilles Hotel is more expensive than the rate agreed for your booking with Eddrachilles Hotel, we will pay the difference for the first night of your stay (date as specified in your booking with us). Our liability will not extend beyond these conditions.

Please note that cancellation does not cover situations where you are refused entry by the hotel, e.g. you have breached the terms of your booking, or your behaviour or your property gives concern for the safety of the hotel’s other guests, staff or contractors. If you are refused entry, no compensation will be offered and your deposit will be retained.

Changing Rates

The rate that applied to your booking when you paid your deposit and your booking was confirmed is the rate that will apply to your stay. We will not impose increases in our rates made subsequently on your booking. In the same way, you cannot change after the booking is made the agreed rate for a lower rate that may be or become available.

The only exception is Value Added Tax or other charge imposed by Government (national or local) or Government agents. Such charges may change in accordance with the terms applicable to the taxation. The present VAT rate included in the prices in the guest booking confirmation is 20 per cent.

If you wish to have part of your stay a different rate, e.g., move from DB&B rate to B&B only rate, these will be treated as two separate bookings and the length of stay will be calculated separately for both.

Rooms

We offer a choice of Sea View or Courtyard View of Cottage Garden View rooms at booking. We will note preferences but we cannot guarantee a particular room other than the choice of view. We can offer a choice of twin bed or super-king-double bed configurations in four rooms. The other six rooms have king sized double beds. Requests for a particular bed size or configuration, floor of the hotel, bath or bath over shower must be made and confirmed at the time of the booking.

Accessibility

While some of our rooms have step free access on the ground floor, and guests using wheelchairs have happily stayed with us, we do not yet have a fully compliant wet room or similar bathroom. Please call us to discuss your requirements in confidence - we will do our very best to assist.

Check-in

Check-in for our rooms starts at 3.00pm (1500) each day and check out is normally by 10.30 am (1030). Rooms must be vacated by 11.00 am although guests are welcome to use the lounges and adjacent toilet facilities until 2pm (1400) on the day of departure. Early check-in may be requested in advance but cannot be guaranteed. Guests waiting check in may use the lounges and adjacent toilet facilities.

Pets - Dogs

Well-behaved and fully socialised dogs are welcome at Eddrachilles Hotel and five bedrooms are routinely allocated as dog-friendly. If you wish to bring your dog(s) with you, please call to check availability for dogs on the dates you wish to stay BEFORE booking.. We reserve the right to refuse entry without compensation for guests with unbooked dogs. This is to protect the dogs from stress of over-crowding and to be fair to other guests who may not be comfortable with dogs.

Please note that visiting dogs may meet the resident cats and dogs of Eddrachilles or other guest dogs. We want the experience to be pleasant for all concerned. If your dog is nervous of other dogs or strangers or dislikes cats, please discuss before booking. .

Calm and quiet dogs are allowed in the upper/outer dining room and in the public areas of the hotel. We even provide complimentary sausages for dogs at breakfast. However, we do operate a “three barks” and a “no wandering in the dining room” rule during meal service to avoid disturbing other guests. No-one wants to do that walk of shame.

A single £20 charge for each dog staying in a guest bedroom will be made (per booking).  We ask that you notify us in advance of all dogs accompanying you even if you do not intend bringing your dog(s) into the hotel. We do not normally permit more that two dogs in any one bedroom and we aim to keep the maxium number of dogs staying at the hotel on any night to five.

Please keep your dog(s) off the guest bedding and furniture and do not wash them in the guest baths or showers. We are happy to provide dog beds or a cover blanket and towels for your dogs throughout your stay. A warm water, outdoor pump system for washing muddy paws and less fragrant fur is available on request and complimentary quality canine shampoo can be supplied.

If you wish to keep your dog(s) in your vehicles throughout your stay rather than check them into the hotel, please let us know at check-in. We will endeavour to contact you if your dog becomes distressed overnight or at any other time (staff accommodation is adjacent to the car park) but you will be entirely responsible for their welfare.. Please note that dogs kept in vehicles must not enter the hotel building and should not be walked in the hotel grounds.

Children

With regret, we no longer accept bookings with children under the age of 12 years old.
